Whether you just watched your first house-flipping show and caught the bug, or you've already closed dozens of deals and need a lender who can keep up — we have a financing package built specifically for you.
At Genesis Commercial Loans, we offer Fix 'N Flip financing for every level of investor, from the first-timer who's never swung a hammer on an investment property to the seasoned builder who needs deferred payments to maximize cash flow during construction. Challenged credit is welcome.
And the best part? We do not check your credit.
We Finance the New Fix 'N Flip Investor
Getting started in real estate investing is exciting — and it can feel overwhelming when you're trying to figure out how to fund your first deal.
Traditional banks want two years of tax returns, a spotless credit history, and a track record you haven't had the chance to build yet. That's not how we work.
We evaluate your deal, not your credit score. If the numbers on the property make sense — the purchase price, the after-repair value (ARV), and your renovation budget — we can get you funded.
What new investors need to get started:
- A property under contract or identified
- A realistic renovation budget and scope of work
- A solid ARV supported by comparable sales
- Proof of funds for your down payment and reserves
That's it. No W-2s. No tax returns. No hard credit pull to get started.
We'll walk you through the process, explain how draw schedules work, and make sure you understand exactly what you're signing. We want your first flip to be a success — because that means you'll be back for your second one.
Programs for Every Type of Builder
Not every fix and flip is the same. A cosmetic rehab on a single-family home is a completely different project than a full gut renovation or a ground-up build. We have programs designed for each scenario.
Cosmetic and Light Rehab
New flooring, paint, fixtures, kitchen updates, landscaping — these projects move fast and the financing should too. Our light rehab program is designed for quick closes and short hold times, so you can get in, renovate, and sell without your capital sitting idle.
Full Gut Renovation
Structural work, new roof, HVAC, plumbing, electrical — full gut renovations require more capital and more time. Our full renovation program accounts for larger draw schedules and longer project timelines, so you're not scrambling for funds mid-project.
Experienced Builder Programs — Deferred Payments
This is where it gets really powerful for seasoned investors.
If you have a track record of completed flips, you may qualify for our deferred payment program. That means no monthly payments during the renovation period. Your cash stays in your pocket — or goes toward your next deal — while the project is underway.
Deferred payments are a game-changer for experienced builders who are managing multiple projects simultaneously. Instead of servicing debt on every property every month, you defer and pay at the close of the sale.
It's the kind of program that lets you scale your business without constantly feeling squeezed on cash flow.
Why No Credit Check?
We get this question a lot. The answer is simple: the property is the collateral, not your personal finances.
Fix and flip loans are asset-based loans. The lender's security comes from the value of the property — both as-is and after renovation. If you default, the lender has a real asset to fall back on. That's a fundamentally different risk model than an unsecured personal loan.
Because the loan is secured by the property, your personal credit score is far less relevant than it would be for a conventional mortgage. What matters is:
- The deal itself — Is the purchase price right? Is the ARV realistic?
- Your renovation plan — Is the scope of work reasonable and the budget accurate?
- Your exit strategy — Are you selling or refinancing? Is there a market for the finished product?
Answer those questions well and your credit score becomes a non-issue.
What Does a Fix 'N Flip Loan Cover?
Our Fix 'N Flip financing can cover:
- Purchase price of the property
- Renovation costs (funded through a draw schedule as work is completed)
- Closing costs (in some cases, rolled into the loan)
Loan amounts are based on a percentage of the ARV — typically up to 70–75% of the after-repair value. So if a property will be worth $400,000 after renovation, you could potentially borrow up to $280,000–$300,000 to cover the purchase and rehab.
How the Draw Schedule Works
One thing new investors sometimes don't expect is that renovation funds aren't handed over all at once. They're released in draws — disbursements tied to completed stages of the renovation.
Here's a simplified example:
1. Draw 1 — Demo and rough framing complete → funds released
2. Draw 2 — Rough plumbing, electrical, HVAC complete → funds released
3. Draw 3 — Drywall, insulation complete → funds released
4. Draw 4 — Finish work, flooring, fixtures complete → funds released
5. Final Draw — Punch list complete, ready for sale → final funds released
Each draw is typically verified by an inspection or photo documentation. This protects both you and the lender — it ensures the work is actually getting done before money changes hands.
For experienced builders on deferred payment programs, the draw schedule works the same way — you just aren't making monthly payments while the draws are being funded.
The United States Is Full of Great Fix 'N Flip Markets
Real estate investors are finding strong opportunities in markets across all 50 states — and for good reason.
Strong buyer demand nationwide. Population shifts, remote work, and housing shortages are driving buyer demand in markets from the Sun Belt to the Midwest to the Northeast. More buyers looking for move-in-ready homes means more opportunity for well-executed flips.
Aging housing stock everywhere. Across the country, there is significant inventory of older homes that need updating. That's opportunity for investors who can buy right, renovate efficiently, and sell at a premium — in virtually every market in America.
Year-round opportunity. While some northern markets slow down in winter, experienced investors plan their timelines accordingly. And in warmer markets across the South, Southwest, and West Coast, renovation work continues year-round.
Strong appreciation in key markets. Markets across the country — from Texas to Tennessee, Arizona to the Carolinas — have seen consistent appreciation, giving investors a cushion even if the renovation runs slightly over budget.
We lend in all 50 states. No matter where your next flip is located, Genesis Commercial Loans can fund it.
How to Get Started
Getting a Fix 'N Flip loan starts with a simple conversation. You don't need to have everything figured out before you reach out.
Here's what we'll want to know:
1. What property are you looking at? (Address or general area)
2. What is the purchase price?
3. What is your estimated renovation budget?
4. What do you expect the property to be worth after renovation?
5. Is this your first flip or do you have experience?
From there, we can give you a fast, honest assessment — with no hard credit pull and no obligation.
The Bottom Line
Fix 'N Flip investing is one of the most proven ways to build wealth in real estate. The barrier isn't the opportunity — it's finding a lender who will actually work with you.
We will.
Whether you're brand new or you've flipped 50 properties, we have a program that fits your situation. No credit check. No tax returns. And for experienced builders, deferred payments that let you keep your cash working while the project is underway.
